A consultation request may include your name, one selected contact route, an optional question, the property-decision context you chose to hand off, and your consent choices.

Operational records may include submission time, source surface, language, delivery status and technical identifiers needed to keep the request reliable. Do not submit passport, banking or payment details in the optional question.

To start an AI conversation, enter your name and chosen contact details, then confirm that EstDub may save those details and your conversation to support this property enquiry and contact you through your chosen channel. Your contact details and recorded permission are saved in a protected enquiry record linked to your conversation. Contact details are stored on the server, not in browser storage. This permission does not subscribe you to marketing or book an appointment.

EstDub stores your conversation, language, technical status and an opaque access-key hash so you can resume the chat. The access key itself stays in this browser, and a signed HttpOnly session cookie scopes safe conversation-creation retries. Your chat messages are sent to the configured AI provider to select a strict response plan; contact details collected in the start form are not automatically included. Authorized EstDub operations staff may review the conversation for support and quality. Provider prose is not shown directly: localized copy and property facts are rendered by EstDub from approved public data. Responses may be incomplete and do not replace professional legal, tax, mortgage or transaction advice. Do not enter names, contact details, passport data, banking data or payment information in the chat.

Each conversation has an expiry set by the active retention configuration. It becomes inaccessible at expiry, and a protected daily retention process deletes expired conversation messages and interaction records. A minimal conversation reference remains linked to the enquiry and consent evidence, subject to the retention and deletion practices described in this notice.

We use consultation information to preserve the context you asked us to share, route the request to an appropriate human advisor, respond through your selected channel and operate the request reliably.

Property facts, calculations and recommendations remain decision-support information. An advisor must still confirm material facts before a reservation, transaction or other high-impact step.

Cloudflare provides cookie-less security and performance measurement needed to operate and protect this website. This remains separate from optional Google Analytics and does not set Google Analytics cookies.

Google Analytics remains off until you choose Allow Google Analytics. If enabled, EstDub sends manually controlled page-view and consultation-funnel events. Google Analytics may also create its standard first-visit, session-start and engagement events and collect technical device, browser and country-level measurements after permission. A validated public page path may identify the project or layout being viewed; lead-funnel events use locale, source surface, selected contact-channel type and whether a named-developer context exists. We do not send names, contact details, private questions, search terms, lead references, access or handoff tokens, idempotency or correlation identifiers, query strings, URL fragments or other free text. Private report, shared-device kiosk and staff Operations routes are excluded.

This site stores your Google Analytics preference as a first-party estdub_analytics_consent cookie containing only allowed or not allowed for up to 180 days. If allowed, Google Analytics may set first-party cookies whose names begin with _ga for up to 180 days. Event-level and user-level Google Analytics data is retained for 14 months, with reset on new activity turned off. Enhanced Measurement, Google Signals, advertising storage, advertising user data and advertising personalization are disabled.

You can allow or withdraw optional Google Analytics at any time through the Privacy choices control. Withdrawal stops later EstDub analytics events and removes accessible _ga cookies from this site. This choice does not change consultation, named-developer sharing or marketing consent.

Permission to contact you about the consultation is required to submit that request and is limited to that purpose.

When you ask about availability or a consultation for a property tied to a named developer, a separate required choice identifies that exact developer. It allows EstDub to share your name, contact details and request only with that recipient for the requested availability or consultation. A generic advisor request does not require this developer-sharing permission.

Property updates are optional, use a separate unchecked choice and do not affect whether the consultation request is handled. You can later withdraw an optional marketing choice through the contact route used in an EstDub message.

A brief handoff uses an opaque token with a displayed expiry in the URL fragment. The address does not include your name, contact value or an internal lead identifier, and the token is removed from the visible address after it is read.

Anyone holding the complete link may be able to open its saved context until it expires. Keep it private and create a new handoff if you think it was shared unintentionally.

Access is limited to people and service providers needed to deliver the requested experience, such as assigned advisors, hosting, communications and operational systems. A named developer receives the lead only where you granted the recipient-specific choice shown with your request. Your request is not published in the property catalog.

Records are retained only for the period needed to handle the request, maintain accountable operations and meet applicable obligations. AI Advisor conversations and private handoff links have their own configured expiries.

You may ask to access, correct or delete information associated with a request, or withdraw a future contact choice, subject to applicable requirements and records that must be retained.
